# Condition Details
1 Due to the size, design and relationship of the development with the surrounding area, notably the Priory and Dovecote, it is considered that the proposal will cause significant harm to the character and appearance of the Conservation Area , the setting of the Listed Building and the Scheduled Monuments located in close proximity to the application site. The development is therefore contrary to the aims of policies CS25, DP9, DP10 and DP11 of the Redcar and Cleveland Local Development Framework.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicants agent has been advised of the concerns however a revised scheme has not been submitted nor the application requested to be withdrawn.
