1 The proposed front extension, by reason of scale, massing and location would result in a visually dominating structure, forward of the existing building line, which would have an adverse impact on the character and appearance of the street scene. The proposed development would therefore be contrary to the aims of policies CS20, DP2 and DP3 of the Local Development Framework.
2 STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority considers that the principle of the development did not meet with the local policies and guidance. As a result the scheme could not be amended to address the concerns raised and therefore no amendments have been sought.
