| # | Condition Details |
|---|---|
The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans and documents: - Site Location Plan, Scale 1:2500, Drawing No: UKW/FLS/1, Sheet 1, - 2015 UK Wood Recycling Ltd Wood Store Supporting Documentation, received by the Local Planning Authority on 03.02.15. REASON: To accord with the terms of the planning application and for the avoidance of doubt.
The applicant will need to vary their existing Environmental Permit. The applicant is advised to contact the Environment Agency Waste team in the Darlington office on 01325 376 179 to discuss this process.
The applicants' are reminded of the requirements of the Guidance Document TGN 7.01 'Reducing Fire Risk at Sites Storing Combustible Materials', and are advised that breaches of this guidance may be the subject of enforcement action by the Environment Agency.
Surface water is to be discharged via the main sewers, therefore the surface water discharge rates must be agreed with Northumbrian Water Ltd. If this position is to change, the Environment Agency wish to be consulted.
Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
The developer should address risks to controlled waters from contamination at the site, following the requirements of the National Planning Policy Framework and the Environment Agency 'Guiding Principles for Land Contamination'. The Environment Agency recommend that developers should: 1) Follow the risk management framework provided in CLR11, Model Procedures for the Management of Land Contamination, when dealing with land affected by contamination. 2) Refer to the Environment Agency Guiding Principles for Land Contamination for the type of information that we require in order to assess risks to controlled waters from the site.
Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
