# Condition Details
1 The proposed alterations to the front elevation would result in the loss of the existing bay windows and stone mullions which are historic features that add to character and appearance of Skelton conservation area. The replacement shop front due to the design would be an unsympathetic alteration which would detract from the character and appearance of Skelton conservation area. The proposal is therefore contrary to the Town and Country Planning (Listed Building and Conservation Areas) Act, the National Planning Policy Framework and policies CS25 and DP9 of the Local Development Framework.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
