# Condition Details
1 The proposed dwelling, by reason of its location, size, appearance and general massing introduces a form of development which appears ad-hoc, cramped and results in the overdevelopment of a restricted site out of keeping with its surroundings and, as a result, would have an adverse impact on the character and appearance of the area. The proposal is therefore contrary to policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework 2007.
2 Statement of Co-operative Working: The development the subject of this application is, in most respects, similar to that previously refused planning permission on 16.11.2011 and dismissed on appeal on 11 May 2012. Whilst the application makes one minor amendment to the proposal the Local Planning Authority considers the application does not address the primary planning objections to the development of the site and in view of this the Council has been unable to adopt a negotiating position on the application.
