| 1 | The case for the retention of the existing 'chalet' for an agricultural worker has not been exceptionally demonstrated by the evidence available. In particular it is noted the Park House Farm assets have been separated in a manner that has resulted in both a farm house and a stable/kennel building (that has an extant planning permission for conversion to a two bedroom bungalow) being personally owned by a third party (William Wardman) and not William Wardman Limited (the applicant) and therefore seemingly unavailable for use by the enterprise. This is considered to be inconsistent with the provisions of the development plan and approved planning policy which permit the development of agricultural workers dwellings in the open countryside only in exceptional circumstances. The development is therefore contrary to the aims of policies CS2, CS6, DP1 and DP2 of the Redcar and Cleveland Local Development Framework. |
