# Condition Details
1 The development is outside the limits to development in an isolated location where no exceptional circumstances have been demonstrated to warrant the granting of planning permission and as such the proposal is contrary to both national and local planning policy as expressed in the National Planning Policy Framework, Planning policy for traveller sites and policy DP1 of the Redcar and Cleveland Local Development Framework.
2 The submitted documentation has not been demonstrated that the required visibility splay at the access can and will be achieved and as such it is concluded that the development is unsatisfactory from a highway safety point of view and it thereby contrary to policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework.
3 STATEMENT OF CO-OPERATIVE WORKING: The Local Planning Authority consider that the application as submitted did not meet with national or local policies and guidance. The agent has been advised of the concerns however no additional information has been submitted.
