| 1 | The use hereby permitted shall be discontinued and the land restored to its former condition on or before 5th March 2015 unless the prior consent of the Local Planning Authority has been obtained for an extension to that period. REASON: The application site is located in an area allocated for employment use in the development plan. The application proposes the use of the land for non-employment uses on a temporary basis and, whilst this is considered acceptable, it is appropriate to grant this use for limited period only to accord with the terms of the application and in order not to prejudice development plan policy. |
| 2 | Prior to the commencement of the development hereby approved the site shall be tested for the presence of contamination and the results of those tests submitted to the Local Planning Authority for approval. REASON: The site has been used for employment uses in the past and records show it has been the subject of low level remediation. Whilst there is no evidence of contamination on the site the Planning Authority consider it appropriate to require such testing to minimise the risk to residents for the term of the permission. |
| 3 | Statement of Co-operative Working: The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
