# Condition Details
1 The completed works, the subject of this application, result in alterations to the application site which are considered detrimental to the appearance and character of the host property. In addition, the works have resulted in the introduction of an incongruous and alien feature into this group of properties on Milton Street, recognised in the Saltburn Conservation Area Appraisal for their unique contribution to the Conservation Area. As a result the works completed detract from the appearance and character of the Saltburn Conservation Area and conflict with policy set out in the National Planning Policy Framework, policies CS20, CS6, CS18, CS25, DP2, DP3 and DP9 of the Redcar and Cleveland Local Development Framework 2007 and the objectives of the adopted Shop Fronts and Advertisements Supplementary Planning Document February 2012.
2 The Local Planning Authority consider that the application as submitted did not meet with the local policies and guidance. The agent has been advised of the concerns but since the development was not acceptable as a matter of principal, and the works have been completed, the Council has been unable to adopt a negotiating position on the application.
