# Condition Details
1 The development hereby permitted shall be carried out in accordance with the following approved plans: QD578-0101 and Tolkien, Hurston, Hawthorne and Yare House Types received by the Local Planning Authority on 4 November 2013. REASON: To accord with the terms of the planning application.
2 The development hereby approved shall only be carried out in accordance with the Flood Risk Assessment and supplementary information contained in the e-mail dated 3 February 2012 received under reference R/2011/0936/FFM and shall ensure that surface water shall be disposed of only by discharge to NWLs surface water sewer as detailed in the FRA and supplements. REASON: To prevent flooding by ensuring satisfactory disposal of surface water.
3 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holidays. REASON: In the interest of neighbour amenity.
4 The mitigation outlined in section 6.3 of the Extended Phase 1 Habitat Survey and Assessment received by the Local Planning Authority on 22 December 2011 under reference R/2011/0936/FFM shall be strictly adhered to. REASON: In the interests of ecology.
5 Prior to the commencement of development a scheme for biodiversity enhancement based on those outlined in Section 6.4 of the Extended Phase 1 Habitat Survey and Assessment received by the Local Planning Authority on 22 December 2011 under reference R/2011/0936/FFM shall be submitted to the Local Planing Authority for approval in writing. The approved scheme shall be implemented in its entirety. REASON: In the interests of biodiversity.
6 Prior to the occupation of any dwelling at this site bat boxes shall be installed in accordance with a scheme that has first been submitted to and approved in writing by the Local Planning Authority and should incorporate the principles contained in the recommendation contained in Section 8 of the Bat Risk Assessment received by the Local Planning Authority on 22 December 2011 under Reference R/2011/0936/FFM. REASON: To provide roosting opportunities for bats.
7 A landscaping scheme shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of development. The details shall include size, type and species of plant and indicate the proposed layout and surfacing of all open areas. A programme of work shall also be submitted and implemented in accordance with the approved details. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
8 All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of ten years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality.
9 The external materials used for the development hereby approved shall be in accordance with Schedule RCC/BTS001 Rev A received by the Local Planning Authority on 4 November 2013. REASON: For the avoidance of doubt.
10 Notwithstanding the boundary details submitted prior to the first occupation of the development boundary walls and fences shall have been erected in accordance with a scheme that has first been agreed in writing with the Local Planning Authority and shall thereafter be maintained. REASON: In the interests of visual and residential amenity.
11 Notwithstanding the details submitted details of materials to be used for all hard surfaces shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of the development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials.
12 Prior to installation on site details of any temporary and permanent lighting shall have first been submitted and approved in writing by the Local Planning Authority. The approved details shall be implemented and thereafter maintained. REASON: In the interests of residential amenity.
13 Prior to the commencement of development a scheme for preventing the deposition of mud/debris on the highway and for the suppression of dust shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in its entirety and adhered to for the lifetime of the construction period. REASON: In the interests of highway safety and residential amenity.
14 A minimum of 10% of the sites energy requirements shall be provided by embedded renewable energy, unless otherwise first agreed in writing with the Local Planning Authority. REASON: In the interests of sustainability.
15 Prior to the commencement of development details of foul drainage shall be submitted to the Local Planning Authority for approval in writing. The approved details shall be implemented in their entirety and thereafter maintained. REASON: To ensure satisfactory foul drainage at this site.
16 No dwelling shall be occupied until the parking associated with it is available for use. REASON: In the interests of highway safety.
17 Prior to the commencement of development a travel plan shall be submitted to and approved in writing by the Local Planning Authority. The travel plan shall include details of how all future residents will be advised of alternative transport methods.The approved plan shall be implemented in its entirety. REASON: In the interest of sustainable travel.
18 Prior to the occupation of the last dwelling at this development an art feature shall have been installed in accordance with details that have first been submitted to the Local Planning Authority for approval in writing. The approved scheme shall be implemented in its entirety and thereafter maintained. REASON: To secure an art feature at this site in accordance with Policy DP5 of the Redcar and Cleveland Local Development Framework
19 All surface water drainage from parking areas and hardstandings shall be passed through an oil interceptor in accordance with the details of a scheme that has first been submitted to the Local Planning Authority and approved in writing. REASON:For the protection of the water environment.
20 Statement of Co-operative Working: The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
