| 3 | Details of the external materials to be used in the carrying out of this permission (including samples) shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials. |
| 4 | Prior to the commencement of the development hereby approved and notwithstanding the information submitted with the application in the Heritage Statement received on 1.11.2013, a detailed schedule and specification of works shall be submitted and approved by the Local Planning Authority and the works carried out in accordance with the approved specification and maintained in the approved manner. REASON: Whilst the conversion of the property, and the works associated with that change of use, are considered acceptable, the Local Planning Authority considers it necessary to require the full schedule and specification of works to be agreed in order the preserved the character of the heritage asset. |
| 5 | Prior to the first occupation of the development boundary walls and fences shall have been erected in accordance with a scheme that has first been agreed in writing with the Local Planning Authority and shall thereafter be maintained. REASON: In the interests of visual and residential amenity. |
| 6 | Notwithstanding the submitted details, all replacement and new windows shall be like for like including design, materials and details and shall be in timber. REASON: To ensure that all windows are of an appropriate design and type in order to preserve the character of a grade II heritage asset. |
| 7 | STATEMENT OF CO-OPERATIVE WORKING: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
| 8 | The applicant is requested to submit photographs the HER before work commences as a large part of the rear elevation will be hidden through the work.
