# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 Following demolition of the garage the land shall be reinstated in accordance with a scheme to agreed in writing with the Local Planning Authority within 3 months of the demolition. The agreed restoration scheme shall implemented in its entirety within 6 months of the demolition and maintained in the approved manner. REASON: In the interests of preserving the appearance and character of the Brotton Conservation Area.
3 The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
4 This consent is for the demolition of the garage only, it does not confer consent for the erection of a dwelling or other building on the site once the garage is demolished.
