1 The proposed development by reason of its location, form, massing and design, would introduce a built form which would not reflect the existing settlement pattern in this part of the Brotton Conservation Area and, as a result, it is considered that substantial harm would result to the character and appearance of the Conservation Area contrary to policies CS25 (Built and Historic Environment) DP9 (Conservation Areas) of the Council’s adopted development plan and the policy provisions set pout in the National Planning Policy Framework.
2 The Local Planning Authority consider that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
