| 1 | The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. |
| 2 | The development hereby permitted shall be carried out in accordance with the following approved plans: (PLAN 013/182/01, 013/182/02 received by the Local Planning Authority on 28/10/2013 REASON: To accord with the terms of the planning application. |
| 3 | Details of the external materials to be used in the carrying out of this permission (including samples) shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials. |
| 4 | Concurrent with the implementation of the permission for the revised access arrangements the existing access is to be closed and the kerb reinstated in accordance with details to be submitted and approved by the Local Planning Authority. The works shall then be completed in accordance with the agree details. REASON: In the interest of highway safety. |
| 5 | Notwithstanding the details set out on the submitted plans, no development approved by this permission shall commence until revised details have been submitted and approved by the Local Planning Authority of an appropriate alterative means of barricading the existing vehicular access. The development shall not be implemented otherwise in accordance with the revise barricade arrangements. Reason: Whilst there is no objection to the principal of the revised access arrangements, the use of concrete clocks to barricade the existing access is not considered acceptable and would detract for the setting of the grade II listed building. An alternative mean of barricade is required to be approved in order to protect the setting the heritage asset. |
| 6 | The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
