| 3 | The development hereby approved shall be built in the materials specified in the planning application. REASON: To ensure a satisfactory form of development. |
| 4 | The photovoltaic solar tracker hereby approved may remain on site for a period not exceeding 25 years from the date that electricity from the development is first exported to the grid. Within 12 months of the expiration of the 25 year period, all elements of the development shall be removed and the site shall be restored in accordance with a scheme of remediation and reinstatement to first be submitted to and approved in writing with the Local Planning Authority. Reason: To ensure the photovoltaic solar tracker and associated infrastructure are removed in a timely manner and the land left in a suitable condition. |
| 5 | If the photovoltaic solar tracker ceases to be operational for a continuous period of 12 months it shall, unless otherwise agreed in writing with the Local Planning Authority, be dismantled and removed from the site within a period of 9 months from the end of the 12 month period and the site shall be restored in accordance with a scheme of remediation and reinstatement to be first submitted to, and approved in writing, by the local Planning Authority. Reason: To ensure the turbine is removed if it is not operational. |
| 6 | STATEMENT OF COOPERATIVE WORKING: The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
