| 1 | The dormer on site includes a flat roof and occupies almost the entire width and height of the rear roof of the extended house. It would dominate the appearance of the back of the house, and contrast in form with the shallow hip ends of an existing (full width) ground floor extension. The dormer would not be visible in the street scene, but would be prominent from the rear gardens and elevations of several houses in the vicinity. The dormer would detract significantly from the character, scale and appearance of the house as originally built, and from most others in the locality. The proposal is therefore contrary to the aims of policies CS20, DP2 and DP3 of the Local Development Framework and the guidance contained within the Residential Alterations and Extensions Supplementary Planning Document. |

The applicant / agent has been advised of the concerns however as the dormer is already constructed on site a decision has been requested on the submitted plans. |
