| 1 | It is considered the proposed development by reason of its proportions, form, massing, height, size and scale would result in a visually incongruous structure that would be harmful to the appearance of the dwelling and the street scene. In addition, the use of the structure as a balcony would be detrimental to neighbour amenity as it would be overbearing, would result in overlooking with an associated loss of privacy and would result in noise and general disturbance over and above what would be expected in a residential area such as this. The proposed development is therefore contrary to policies CS20, DP2, DP3 and the Residential Extensions and Alterations Supplementary Planning Guidance of the Council’s adopted Development Plan. |
| 2 | The Local Planning Authority consider that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted. |
