| 2 | The development hereby permitted shall be carried out in accordance with the following approved plans: - Site Scheme Photo Visuals, Sign Elevations and General Specification 50451179-Guisborough, 37 Westgate, REV B received by the Local Planning Authority on 15 April 2013. REASON: To accord with the terms of the planning application. |
| 3 | The luminance of the signs shall not exceed 400 cd/m2 REASON: In the interest of highway safety OR In the interest of visual amenities of the area. |
| 4 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
| 5 | STATEMENT OF CO-OPERATIVE WORKING: The Local Planning Authority consider that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
