# Condition Details
1 The proposed development, by reason of its scale, design and location is considered to introduce an incongruous feature into the local landscape that will result in conditions prejudicial to the visual amenity of the area and adversely affect the appearance and character of the landscape. In addition, no information has been submitted that shows the development is reasonably required in connection with any currently viable agricultural or forestry operation or is linked to rural diversification and, as such, the application proposes an isolated building, outside the approved development limits, for which there is no demonstrable need. In view of the above the development is considered to be in conflict with policies; CS6 (Spatial Strategy for East Cleveland and the Villages) CS12 (Rural Economy) CS20 (Promoting Good Design) CS22 (Protecting and Enhancing the Borough’s Landscape) of the Redcar and Cleveland Core Strategy DPD 2007 and polices DP2 (Location of Development) DP3 (Sustainable Design) and DP17 (Farm Diversification) of the Redcar and Cleveland Development Polices DPD 2007.
2 The Local Planning Authority consider that the application as submitted did not meet with the local policies and guidance. The agent was advised of concerns prior to the submission of the application however these have not been addressed through the submission.
