# Condition Details
1 The documentation submitted in support of the application has not justified the demolition of this existing dwelling that is located within Yearby Conservation Area. The proposal therefore does not accord with the aims of the National Planning Policy Framework and Policies CS25 and DP9 of the Redcar and Cleveland Local Development Framework.
2 The proposed dwelling due to its design is of insufficient merit to justify the demolition of the existing dwelling and could not be considered to achieve substantial public benefit. The proposal therefore does not accord with the aims of the National Planning Policy Framework and Policies CS25 and DP9 of the Redcar and Cleveland Local Development Framework.
3 The Local Planning Authority consider that the application as submitted did not meet with aims of national planning guidance or local policies. The agent has been advised of these concerns however additional justification nor an acceptable scheme has been forthcoming.
