# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: 'SITE PLAN 01 0' received by the Local Planning Authority on 30 January, 2013; and, 'PLANS AND ELEVATIONS 02 0' received by the Local Planning Authority on 8 February, 2013. REASON: To accord with the terms of the planning application.
3 REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Development Plan.
4 COOPERATIVE WORKING STATEMENT: The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
5 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS18, CS20, DP2, DP3 and Draft Residential Extensions and Alterations Supplementary Planning Document October 2012.
