# Condition Details
1 The application site forms part of an embankment adjacent to the application property 9 Cliff Terrace, Marske and is located within the Marske Conservation Area. The development the subject of the application has been completed and takes the form of a raised deck area on a supporting structure located on the bank side. It is considered that the development, by reason of its design, appearance and location, appears as a strident and incongruous feature in the street scene which adversely impacts on an important vista in this part of the Conservation Area. As such the development detracts from the appearance and character of the Marske Conservation Area. The development is considered contrary to policy in the National Planning Policy Framework and contrary to policy CS5 (z) (Spatial Strategy for the Redcar Area) CS20 (Promoting Good Design) CS25 (Built and Historic Environment) of the Redcar and Cleveland LDF Core Strategy July 2007 and polices DP2 (Location of Development) DP3 (Sustainable Design) and DP9 (Conservation Areas) of the Redcar and Cleveland LDF Development Polices DPD July 2007.
2 STATEMENT OF COOPERATIVE WORKING: The development the subject of the application has already been completed without the benefit of planning permission and as such the opportunity to offer advice on the development has been lost.
