| 1 | The application site is a single family dwelling in the style of a dormer bungalow located within a predominantly residential area. The application proposes the construction of extensions and associated alterations to the existing dwelling which will incorporate a new retail unit at ground floor level within Class A1 of the Use Classes Order 1987 (as amended). Whilst there is no objection to the principle of the extensions to the property, it is considered the introduction of the retail use will result in conditions prejudicial to the amenities of adjoining and nearby residents by reason of noise and general disturbance, the development is, therefore, considered contrary to policy DP2(c) (Location of Development) and DP3(b) (Sustainable Design) of the Development Policies DPD of the Redcar and Cleveland Local Development Framework July 2007. |
| 2 | STATEMENT OF COOPERATIVE WORKING: Following discussions with the Agent an acceptable amendment was received to show a revised parking layout. However, Members exercised their discretion in the determination of the application and considered this scheme to be detrimental to neighbour amenity. |
