2 REASON FOR DECISION: It is considered that the variation of condition will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal continues to accords with the Council's adopted Development Plan.
3 The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
4 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2 & DP3.
