# Condition Details
1 The proposed development due to its location and design would be outside the limits to development where proposals are required to be exceptionally justified. No exceptional circumstances have been demonstrated to justify the development. It is considered that the proposal is contrary to both the National Planning Policy Framework and Policy DP1 of the Redcar and Cleveland Local Development amework.
2 The Local Planning Authority consider that the application as submitted did not meet with the local or national policies and guidance. The agent has been advised of the concerns however no supplementary information has been submitted.
3 The development hereby permitted shall begin not later than three years from the date of this decision.
4 No development shall take place until samples of the materials to be used in the construction of the external surfaces of the building hereby permitted have been submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details.
5 The development hereby permitted shall be carried out in accordance with the following approved plans: 02(A) and 03(0).
6 None of the dwellings shall be occupied until works for the disposal of sewage and surface water drainage have been provided on the site to serve the development hereby permitted, in accordance with details to be submitted to and approved in writing by the local planning authority.
7 If, during the course of development, any contamination is found which has not been identified in the site investigation, additional measures for the remediation of this source of contamination shall be submitted to and approved in writing by the local planning authority. The remediation of the site shall incorporate the approved additional measures.
