# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: drawing P_001 A. received by the Local Planning Authority on 18 January 2013 and P_001 D, P_002 D, P_003 D and E_002 B received by the Local Planning Authority on 2 January 2013 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure a satisfactory form of development.
4 REASON FOR DECISION: The development due to its design, size and location is within the limits to development and will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The proposal is satisfactory with regard to of crime prevention, flooding and highway safety. The proposal accords with the aims of the Council's adopted Development Plan and Supplementary Planning Guidance.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS7, CS20, DP2, DP3 and Draft Residential Extensions and Alterations Supplementary Planning Document October 2012.
