The proposed redevelopment of the site constitutes development that would enhance the appearance of the Conservation Area and the setting of the adjacent listed building. The development will preserve the character and appearance of the Conservation Area. The proposal accords with the aims of policies National Planning Policy Framework and policies CS25 and DP9 of the Redcar and Cleveland Local Development Framework. |
| 6 | The Local Planning Authority consider that the application as originally submitted did not meet with the local policies and guidance. Following negotiations with the agent a satisfactory scheme has been negotiated. . |

| 8 | REASON FOR DECISION: The proposed development will preserve the special character and setting of this Listed Building. The proposal therefore complies with Policies CS25 and DP10 of the Council’s Development Plan. |
