# Condition Details
The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: Site Plan and Plans & Elevations received by the Local Planning Authority on 10/12/2012 and 29/11/2012. REASON: To accord with the terms of the planning application.
Within three (3no.) months of the decision date of this application, details shall be submitted of the boundary treatment to the southern edge of the application site separating the residential curtilage from the paddock. Once these details have been approved by the Local Planning Authority the approved scheme shall be implemented within one (1no.) month of that approval and thereafter maintained. REASON: To delineate between the residential curtilage and paddock.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995, (or any Order revoking or re-enacting that Order) no enlargement of the building the subject of this permission shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development.
Notwithstanding the provisions of the Town and Country Planning General Development Order, 1995 (or any Order revoking or re-enacting that Order), no detached buildings shall be erected within the curtilage, the subject of this permission, without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development.
The proposed change of use and development is considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area and will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal is contrary to Policy DP1 but the scale, location and massing of the proposal is considered, on balance, to be acceptable. The proposal accords with the Council's adopted Development Plan Policies CS6, CS20, CS22, DP2 and DP3; and Supplementary Planning Guidance.
The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS6, CS20, CS22, DP1, DP2, DP3 and Landscape Character Supplementary Planning Document October 2012.
