# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: 'Proposed Plan 01' 'Proposed Plan 02' 'Proposed Plan 03' received by the Local Planning Authority on 29th November, 2012. REASON: To accord with the terms of the planning application.
3 The proposed change of use is considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area. The proposal does not raise any issues in respect of highway safety or crime prevention. The proposal therefore accords with the Council's adopted Development Plan.
4 The Local Planning Authority consider that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
5 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS18, CS20, DP2 & DP3 .
