Standard Condition 4 – Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a condition that does not endanger the public. Standard Condition 5 – Where an advertisement is required under these Regulations to be removed, the site shall be left in a condition that does not endanger the public or impair visual amenity. REASON: Required to be imposed pursuant to Schedule 2 of the Town and Country Planning (Control of Advertisements) Regulations 2007 |

| 3 | The development hereby permitted shall be carried out in accordance with the following approved plans: 'GSSHAN/LT-01' and '22910/1.04' received by the Local Planning Authority on 15th November, 2012. REASON: To accord with the terms of the planning application. |
| 4 | REASON FOR DECISION: The proposed advertisements are considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Development Plan. |
