# Condition Details
Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987, the building hereby approved shall only be used for the storage and the sale of the goods listed in the Schedule attached to this decision where the percentage level of sales under the listed 'Ancillary Products' shall not exceed 25% of total sales. REASON: Only the use as specified is acceptable in this location.
The conditions attached to Planning Permission reference R/2003/0885/FF excepting for condition 6 continue to apply. REASON: For the avoidance of doubt
The business lies outside the limits to development but where it is considered that the proposed relaxation of Condition 6 would ensure the longevity of the existing business and that this would be advantageous to the local rural economy. It is therefore considered that in this case the proposal would not compromise the aims of restraint with regard to development in the rural area. The proposal would not therefore compromise Policies CS1, CS2, CS6, CS12, CS18, DP1 and DP2 of the Redcar and Cleveland Local Development Framework
The Local Planning Authority consider that the application as originally submitted is satisfactory and therefore no negotiations have been necessary.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS6, CS18, DP1, DP2 and DP3.
