# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed plans received by the Local Planning Authority on 21.09.2012 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling. REASON: To ensure a satisfactory form of development.
4 Notwithstanding the materials shown on the submitted plans the bi-fold doors on the ground floor extension shall be constructed in timber. REASON: To ensure that a suitable material is used in the construction of the external openings.
5 REASON FOR DECISION: The extension, due to the scale and design, will preserve the special character and setting of this Listed Building. The proposal therefore complies with Policies CS25 and DP10 of the Local Development Framework.
6 The Local Planning Authority considered that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory revision to the scheme has been negotiated.
7 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP2, DP3, DP9, DP10 and Draft Residential Extensions and Alterations Supplementary Planning Document. Other Policy Documents: Skelton Conservation Area Appraisal.
