| 3 | No demolition works, hereby approved, shall commence until a contract for redevelopment of the site, in accordance with planning permission R/2012/0640/RS, has been signed and a copy of the contract has been lodged and receipt acknowledged in writing by the Local Planning Authority. REASON: To ensure an appropriate form and timing of demolition so that the site does not remain vacant in the interests to protect the character and appearance of the conservation area. |
| 4 | Before any on site work in connection with demolition are started a joint condition survey with the applicant, their contractor and the Highway Authority is to be undertaken of the adopted highway and its associate footways. REASON: To ensure the protection of the adopted highway. |
| 5 | The proposed demolition will, with the submission of redevelopment, and a neutral to positive impact the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance. |
| 6 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP2, DP3, DP9 and Saltburn Conservation Area Appraisal. |
| 7 | Before the development commences the applicant is to consult with the Highways Authority on 01287 612594 to ensure the correct licences and consents are in place. |
