# Condition Details
1 Condition 7 to read: The approved development will not progress beyond the laying of foundations until details of surface water drainage have been submitted to and approved by the LPA and/or Northumbrian Water. The approved scheme shall be implemented in its entirety. REASON: To ensure the surface water is satisfactorily dealt with.
2 The conditions excepting Condition 7 attached to planning approval reference R/2010/0458/FF remain applicable. REASON: For the avoidance of doubt.
3 REASON FOR DECISION:The proposed variation of the condition would enable the foundations only to be laid without the surface water drainage details first being agreed and this could be the case where the drainage details have been agreed. It is considered therefore that it would be unreasonable to withhold approval. The proposed development accords with the aims of the Council's adopted Development Plan.
4 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS3, CS13, CS15, CS17, CS19, CS20, DP1, DP2, DP3 and DP6; Urban Design Guidelines SPD; Design of Residential Areas SPD.
5 Informative Note - It is the landowners responsibility to ensure that no nuisance is caused by the discharge of water from their land onto neighbouring land.
