| 2 | It is considered that due to the boundary treatment to the access road and service area, the separation distance to residential properties and the existing activity in and around the store allowing deliveries 24 hours a day would not cause harm to residential amenity to levels which would be unacceptable. The variation of condition raises no issues in terms of crime prevention, highways safety and does not impact on the character and appearance of the street scene. The variation of condition complies with the relevant policies and guidance wtihin the Councils adopted Development Plan. |
