No exceptional circumstances have been demonstrated to justify this proposal. It is considered therefore that the proposal would be likely to prejudice the viability and vitality of this local centre contrary to the aims of Redcar and Cleveland Local Development Framework Policy CS18, Saved Local Plan Policy SH8 and ‘Interim Policy on Hot Food Takeaways’. |
