| 2 | The development hereby permitted shall be carried out in accordance with the following approved plans: Outline Plan of Unit 1, Block Plan and Vehicle Layout Plan received by the Local Planning Authority on 25 May 2012 and 25 June 2012 REASON: To accord with the terms of the planning application. |
| 3 | Prior to the first occupation of the development details of the colour of the fences to be erected shall have been submitted to the Local Planning Authority for approval in writing. The approved details shall be implemented in their entirety and shall thereafter be maintained. REASON: In the interests of visual amenity. |
| 4 | Notwithstanding the details submitted details of materials (porous materials are recommended) to be used for all hard surfaces together with their drainage shall be submitted to, and approved in writing by the Local Planning Authority, prior to the commencement of the development and the development shall not be carried out except in accordance with the approved details. REASON: To ensure the use of satisfactory materials. |
| 5 | Prior to being discharged into any watercourses, surface water sewer or soakaway system, all surface water drainage from hardstanding parking areas shall be passed through an oil interceptor installed in accordance with a scheme previously submitted to and approved in writing with the Local Planning Authority. REASON: To prevent pollution of the water environment. |
| 6 | REASON FOR DECISION: The development would be within an established employment area where similar uses already exist. The development would not adversely affect the character and appearance of the area, prejudice highway safety or create issues with regard to residential amenity or crime prevention. The proposal accords with the Council's adopted Development Plan. |
| 7 | Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section. |
| 8 | Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site. |
