# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site plan received by the Local Planning Authority on 24.05.2012 GHC-199-OA-V01 received by the Local Planning Authority on 24.05.2012 C/EA/002C/M02/A received by the Local Planning Authority on 25.05.2012 REASON: To accord with the terms of the planning application.
3 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents. The application is not considered likley to adversely affect the character and appearance of the Conservation Area or the setting of the Listed Buildings. The development does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
4 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP1, DP2, DP3, DP9 and DP10.
