Conditions table
# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: (Drawing Number 12.038.PP01.A) received by the Local Planning Authority on (13/07/12) REASON: To accord with the terms of the planning application.
3 The development hereby approved shall be carried out in accordance with the approved plans and in accordance with the details shown on the plan (Drwg no 12.038.PP01.A). In particular the construction of the proposed first floor extension and balcony detail shall take place as a single building operation and shall be completed in accordance with the approved plans in full. In the event that the first floor extension is not built, the balcony detail shall not be constructed but revised details omitting the balcony and setting out details of an alternative external treatment to bedroom 2 shall be submitted and approved by the Local Planning Authority and the development completed in accordance with those revised approved details. REASON: The proposed balcony is only acceptable as part of the submitted approved development, the loss of privacy that may result from such a detail is minimised by the fact that the fist floor extension effectively screens the balcony from views across adjoining rear gardens to an acceptable degree. The condition is required to deal with a circumstance where the first floor rear extension is not built and to prevent the loss of privacy and overlooking from the balcony.
4 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
5 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3 and Residential Extensions and Alterations Supplementary Planning Document.
