| 4 | All vehicular areas are to be bound, (the use of permeable surfacing is recommended), surfaced and sustainably drained. The fall of the new driveways should not discharge any water onto the adjacent adopted highway but drain within the site. REASON: To ensure surface water does not discharge onto the highway. |
| 5 | The Highway Authority will not allow commencement on site without either a Section 219/220 Notice (Highways Act 1980) or a Section 278 Agreement (Highways Act 1980) being in place. |

| 7 | Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person. |
| 8 | The applicant will be required to consult with the relevant Neighbourhood Manager to discuss the provision and construction of a widened vehicular crossing over the adopted highway service margin. Graham Watson can be contacted on 07796485385 for the supply of these as only Council approved contractors can carry out this work. |
| 9 | Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section. |
| 10 | The application site is on/close to land that has been identified as having a history of potential contamination (Unknown filled ground). It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site. |
| 11 | REASON FOR DECISION: Due to the amount of devlopment and its location it is considered that the proposed development would not cause significant harm to the amenities of local residents, ecology or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance. |
