# Condition Details
The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: (Proposed Site Layout and Proposed Plans and Elevations) received by the Local Planning Authority on (29/03/12) REASON: To accord with the terms of the planning application.
A landscaping scheme shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of development. The details shall include size, type and species of plant and indicate the proposed layout and surfacing of all open areas. A programme of work should also be submitted and implemented in accordance with the approved details. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of ten years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality.
The building hereby approved shall be used for agricultural purposes as defined by S336 of the Planning Act and for no other purpose without the prior approval of the Local Planning Authority. REASON; The application site lies outside the approved development limits identified in the Development Plan. In such locations development is restricted to those reasonably linked to countryside activities. The application proposes the use of the building for general agricultural purposes which is acceptable but restrictions on the use are appropriate to ensure compliance with the terms of the application and to ensure that development plan policy in respect of the countryside is not prejudiced.
REASON FOR DECISION: The proposed development will preserve the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP1, DP2, DP3, and DP9.
