| 1 | The application site is located within Belmangate, an area of Guisborough that is characterised by large family dwellings set in extensive garden plots. The application proposes the development of a single family dwelling with attached garage in the rear private garden of the application site Moor Edge, Belmangate. It is considered that the proposal would result in a form of development inconsistent with the prevailing character of the area, which would have an unacceptable impact on that character, to the detriment of local amenity. In addition, the development would result in the introduction of a further built element which would have an unacceptable visual impact on the street scene when viewed from the adjoining area of Whaddon Chase, Cattistock Close and Dulverton Way. In view of this the development is considered to conflict with Policies CS1 (Securing a Better Quality of Life), CS7 (Spatial Strategy for Guisborough) of the Core Strategy DPD and Policy DP2 (Location of Development), DP3 (Sustainable Design) of the Development Polices DPD constituent parts of the adopted Development Plan, the Redcar and Cleveland Local Development Framework July 2007. |
