Conditions table
# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: (Drawing No 01 and 02) received by the Local Planning Authority on (16/03/12) REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure a satisfactory form of development.
4 The extension hereby approved shall be occupied only as ancillary accommodation to the existing dwelling (The Stableyard) and not sold/let or otherwise disposed of, as a separate unit of accommodation, without the prior approval of the Local Planning Authority to whom an application must be made. REASON: The site is located outside development limits identified in the Development Plan. As the site is in open countryside planning policy controls more strictly the development of new dwellings which require special justification. The development approved is acceptable as an extension to the existing dwelling only and the condition is required to ensure that development plan policy in respect of new development in the open countryside is not prejudiced.
5 REASON FOR DECISION: The proposed development will preserve the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance.
6 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP1, DP2, DP3, DP9 and Residential Extensions and Alterations Supplementary Planning Document.
