# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: '12/028/02' received by the Local Planning Authority on 12th March, 2012. REASON: To accord with the terms of the planning application.
3 Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
4 Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
5 Informative Note: Notwithstanding any approved details made under planning provisions, should any noise, odour or other nuisance occur then action may be taken under statutory nuisance provisions.
6 The applicant is to contact the Council's Naming and Numbering Officer on 01287 612536 to make arrangements for the correct postal address for the development prior to commencement of the works.
7 REASON FOR DECISION: The proposed development will preserve the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance.
8 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP2, DP3 and DP9.
