# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Change of Use From Bakery to Cafe received by the Local Planning Authority on 24 January 2012. REASON: To accord with the terms of the planning application.
3 REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Development Plan.
4 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS7, CS18, CS20, DP1, DP2 and DP3; Policy SH7 Food and Drink Uses in Shopping Centres (saved policy).
5 Informative Note: Notwithstanding any approved details made under planning provisions, should any noise, odour or other nuisance occur then action may be taken under statutory nuisance provisions.
