Conditions table
# Condition Details
The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: Block Plan Scale 1:500; Proposed Plan drawing No.011/063/01 A and Proposed Plan Drawing No. 011/063/02 A received by the Local Planning Authority on 26 October 2011. REASON: For the avoidance of doubt.
REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan and Supplementary Planning Guidance.
It has been confirmed in writing that the concrete base to the south east corner of the rear garden to number 28 lowcross Avenue is to be used for decking (not to exceed 300mm in total height from the ground) only; should any structure be proposed to be built/placed upon this base, please contact the Local Planning Authority in writing prior to its construction to establish wheter planning permission would be required or not.
The garage hereby approved has been assessed on the basis it is for domestic, not business, use only; should this structure be proposed for business use, a planning application for a Change of Use would be required to be submitted to the Local Planning Authority and the proposal assessed for suitability before any business use took place. It is not considered likely business use would be acceptable in this residential location.
Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person.
Informative Note: At no point should the adopted highway be blocked up with out the prior consent of the Councils Highways Maintenance section.
NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2, DP3 and Residential Extensions and Alterations Supplementary Planning Document.
