| 1 | The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | The development hereby permitted shall be carried out in accordance with the following approved plans: 'Block Plan' and 'Proposed Plans and Elevations' received by the Local Planning Authority on 13th October, 2011. REASON: For the avoidance of doubt. |
| 3 | Within 6 months of the completion of the development or sooner, the existing concrete strip to the eastern boundary of the site shall be coloured in accordance with a scheme to be submitted and approved by the Local Planning Authority. The agreed scheme shall be implemented within 1 month of the date of the approval of the details and maintained in the aprroved manner. REASON: In order to reduce and mitigate the visual impact of the development on the character and appearance of the countryside. |
| 4 | A landscaping scheme shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of development. The details shall include size, type and species of plant and indicate the proposed layout and surfacing of all open areas. A programme of work should also be submitted and implemented in accordance with the approved details. REASON: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 5 | The show jump apparatus shall be removed from the site from the beginning of November to the end of February each calendar year. REASON: To maintain the integrity of the field and landscape. |
| 6 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the landscape. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's adopted Development Plan. |
| 7 | Informative Note: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure mud, debris or deleterious material is not deposited from the site onto the public highway and, if it is, it shall be cleared by that person. |
