# Condition Details
1 The proposed development due to its layout and design would be detrimental to the character and appearance of the surrounding area. The proposal is therefore contrary to the aims of policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework (2007) and the guidance contained within the Design of Residential Areas Supplementary Planning Document (2011).
2 The proposed development due to its design and positioning on the site would be detrimental to the level of amenity the occupiers of the neighbouring dwellings may reasonably expect to enjoy. The proposal is therefore contrary to the aims of policies CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework (2007) and the guidance contained within the Design of Residential Areas Supplementary Planning Document (2011).
