# Condition Details
1 (1) The development shall be begun not later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Block Plan as received by the Local Planning Authority on 14th July 2011 Proposed Elevations as received by the Local Planning Authority on 14th July 2011 Proposed Plans as received by the Local Planning Authority on 14th July 2011 REASON: For the avoidance of doubt.
3 (3) Prior to the commencement of development details of the entrance doors and windows, including proposed materials and method of openings shall be submitted to and agreed with the Local Planning Authority. The development shall then be carried out in accordance with the approved details. REASON: To ensure a satisfactory form of development.
4 (4) Prior to the first occupation of the development boundary walls and fences shall have been erected in accordance with a scheme that has first been agreed in writing with the Local Planning Authority and shall thereafter be maintained. REASON: In the interests of visual and residential amenity.
5 REASON FOR DECISION: The proposed development will preserve the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance.
6 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, CS25, DP1, DP2, DP3 and DP9.
