| # | Condition Details |
|---|---|
| 1 | New Condition 10 The plot sizes for the development hereby approved must exceed the following plot sizes: 3 bedroom houses: 225 sq metres 4 bedroom houses: 250 sq metres 5 bedroom houses: 275 sq metres 6 bedroom houses: 350 sq metres REASON: To provide executive style housing at the site in accordance with Policy CS3 (f) of the Local Development Framework. |
| 2 | New Condition 12 The existing Skippers Lane (South) junction shall only be used for access for construction purposes for a maximum of 12-months from the start of construction, to allow construction of the permanent access road from A1085 Trunk Road as outlined on drawing no. 10131-93 Rev C (Note this will require a Section 278 agreement for the connection to A1085 Trunk Road). The proposed signalisation shall have been provided prior to the occupation of any residential dwellings provided in connection with the development hereby approved. REASON: In the interests of highway safety. |
| 3 | REASON FOR DECISION: It is considered that the variation of the conditions is acceptable in that the aspirations for the site with regard to plot sizes can still be achieved and the revised junction arrangements would not compromise highway safety. It is considered therefore that the proposal meets the aims of Policies CS1, CS2, CS3, DP2 and DP3 of the Redcar and Cleveland Local Development Framework. |
| 4 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS3, DP2 and DP3. |
